The Consultation
We sit down, listen to what you need and advise you. The result is a turnkey quote with a fixed price and timeline, tailored to your situation.

Whole-house renovation
We find the cause of the damp, the cold and the heat, and put it right with a turnkey renovation: one person responsible and a fixed price, in writing.
You wipe it off, paint over it, and by the next spring it’s back. It comes from the house itself, and the house can be fixed.
The same poorly insulated wall that lets the warmth out in January lets the heat in in August. Fix it once and live comfortably all year round.
A house that leaks heat costs a lot to heat and cool. Well insulated, it uses less. We’ll tell you how much, with your home’s own numbers.
How we work
We guide your home’s renovation from start to finish, from before you buy if need be, and every step is put in writing before we take it.
We sit down, listen to what you need and advise you. The result is a turnkey quote with a fixed price and timeline, tailored to your situation.
One point of contact, with timeline and price locked in by contract. We design with energy modelling, no more and no less than your home needs, and manage the works through to commissioning.
We hand over the keys with everything working, your habitation certificate and the building logbook. The first year’s warranty and preventive maintenance are included.
The way we work
We know the stories about building work on the island: budgets that spiral, deadlines that slip, phones that stop being answered. Our answer is trust you can sign: every part of your project with its quality and its price, and the handover date written into the contract.
Handover doesn’t end on the day you get the keys. During the first year, if something fails we repair it at no cost and service your installations. In writing, like everything else.
Everything we install is covered: if something fails under normal use, we repair it at no cost.
We service your installations, with no fee, so everything keeps working as it did on handover day.
After the first year, if you wish, we continue the maintenance by subscription: scope and price in writing.
And above all that, Spanish law: one year for finishes, three for installations and ten for the structure.
Why Veroda
Every part of your renovation described and priced, and the handover date written into the contract. No “to be confirmed” items, no blank cheques.
From diagnosis to handover, the same management and the same point of contact. If something happens, you know who to call, and they answer.
We recommend what your home needs, fully independent of brands and manufacturers.
We bring the technical side down to earth: you understand what will be done in your home, why, and what you’re signing, with no middlemen and no misunderstandings.
In the first year, a proper-functioning warranty and preventive maintenance come with the keys. After that, by subscription.
Insulation, ventilation, efficient climate control and control from your phone: your home, up to date with the best technology.
Wherever you are, you have one point of contact in your language who answers for the works and keeps you up to date. You know the scope and the price in detail, to the euro, before we start. The works move forward even when you’re not on the island.

Before you buy
We can start before you buy. We look at the house you have your eye on and tell you what’s wrong with it, what it will cost to fix and whether the numbers work, so you negotiate knowing exactly what you’re getting into.

It depends on where you pay tax, what the house is and what renovation it needs. Grants change quickly, so we promise none here: we advise you on the ones currently available and a specialist firm handles the application.

Questions we’ve heard before
It can’t. Price and timeline are locked in by contract, and the project is detailed as fully as possible for exactly that reason: no changes are accepted during the works and nothing is billed by surprise.
Just as you would from here, minus the journey: one point of contact in your language who answers for the works and keeps you up to date, with scope and schedule fixed in writing before we start.
It comes back when it’s covered up. When the cause is treated, it stops coming back. That’s why we start with a diagnosis: find the source (a thermal bridge, ventilation, the building envelope) and fix it at the root. What we fix, we guarantee in writing.
We fix it. For the first year, everything installed comes with a proper-functioning warranty and preventive maintenance: if something fails under normal use, it’s repaired at no cost. After that, by subscription if you wish.
On the first quote, perhaps. But compare the final prices: a cheap open-ended quote ends up costing more than an honest fixed one. Ours is the final price, and it’s signed.
Because we’d be making it up, and we don’t work that way. Every house has its own cause and its own solution: first we sit down, listen and advise you; the price we give you afterwards is turnkey, and that’s why it holds.
You’ll know before we start, with a handover date in writing. The schedule is part of the contract.
If you pay income tax (IRPF) in Spain, works like these may qualify for a significant deduction. It depends on your tax residence and your circumstances: in the consultation we point you in the right direction and refer you to specialists to handle it. And if you don’t pay tax here, we’ll tell you just as clearly: a dry, warm home doesn’t depend on the tax office.
Start here
Damp that keeps coming back, cold that won’t go away, an unbearable summer, a bill that doesn’t add up, or a house you’re thinking of buying and want to look at closely. Write to us in your language and we’ll tell you, honestly, where to start.
